A mortgage valuation is often incorrectly referred to as a survey. If purchasing with a mortgage you are usually required to pay for a valuation. Whilst this may involve a 20 minute physical inspection and will be undertaken by a qualified surveyor, this should not be confused with a survey.

Without a survey there is an increased risk of purchasing a property with defects that you were not aware of when making your offer. We work independently, for you, to provide a thorough inspection, tailored to the complexities of your purchase to ensure that you receive the advice needed to make the right move. With fees starting from £350 a survey is a relatively small investment for peace of mind.

Your purchase will be inspected by Paul Toolan, an RICS qualified surveyor who is committed to providing home survey reports to the highest of industry standards. Yorsurvey provides a bespoke approach to the inspection which will be tailored to meet the complexities of your intended purchase. Paul is experienced and uses modern technology, but most importantly, is generous with his time. As a small family run business, Paul is able to dedicate the whole day to your survey. This ensures that your inspection and report will receive the extra care and attention needed to provide advice that you can rely on.

For example, a property may have dampness but lets discuss how common this is in the type of property inspected, the associated risk and common methods of managing dampness to provide the understanding needed to decide whether to proceed with further investigative work. 4. Post Survey call

We aim to complete the report in the afternoon following the inspection but commit to send it to you within 4 working days. The report will be sent via email in an electronic format. Our reports are clear and concise with high quality labelled photos that provide the opportunity to zoom in on highlighted defects.

3. Yorsurvey Report
We will arrange access through the agent or vendor. We will aim to undertake the survey within 1 week of receiving the instruction. The inspection will normally take between 3 and 6 hours and will normally include a drone inspection of high level weatherproofing and roof coverings.
